The LTR visa has four distinct categories. You apply under one category, and each has its own income, asset, employment, and insurance requirements. This page covers all four in full, plus the document checklist that applies across all categories.

Category 1: Wealthy Global Citizen

This category is for high-net-worth individuals with significant assets. Following the 2025 BOI criteria update, there is no personal income requirement for this category.

Investment vs total assets The USD 500,000 is the minimum qualifying investment specifically within Thailand. Your total worldwide personal assets (which can include the Thai investment) must reach USD 1,000,000. Both thresholds must be met.

Category 2: Wealthy Pensioner

For retirees aged 50 or over. Criteria unchanged from original.

Dependants 2025 update Dependants of LTR visa holders can apply for LTR dependant visas at 10,000 THB per person. Eligible dependants were expanded in 2025 and now include: the legitimate spouse; legitimate children under 20 years old; parents and legal dependants (newly added). There is no longer a limit on the number of dependants who can apply.

Category 3: Work-from-Thailand Professional

For employees working remotely for overseas employers. The 2025 update lowered the revenue criteria for qualifying employers and removed the work experience requirement.

Freelancers and sole traders This category requires an employment relationship with a qualifying overseas company. Self-employed individuals and freelancers do not qualify. The Wealthy Global Citizen category may apply if you meet the asset thresholds, or the DTV visa may be more suitable.

Category 4: Highly Skilled Professional

For professionals working in Thailand (not remotely) in targeted industries. This category carries the 17% flat personal income tax rate. The 2025 update removed the work experience requirement and expanded eligibility to academic professors across all fields.

Health Insurance Requirements (All Categories)

All LTR applicants must meet one of the three qualifying insurance or financial coverage options below at the time of application, and maintain it for the duration of the visa. These criteria are unchanged from the original LTR requirements.

Option 1 is most commonly used Most applicants qualify via a health insurance policy. USD 50,000 (roughly 1.75 million THB) is a meaningful coverage level, and the policy must be maintained annually for the life of the visa. The cheapest compliant policies at this threshold provide adequate coverage for younger applicants; older applicants should verify carefully that their chosen policy meets both the coverage minimum and the 10-month validity requirement. Document Checklist

The following documents are required across all categories. Category-specific additional documents are noted.

Valid passportWith at least 12 months remaining validity. Copy of all pages with stamps.
Passport photoRecent photograph meeting Thai government specifications.
Income evidence (last 2 years)Bank statements, payslips, pension statements, tax returns, or investment income statements as applicable to your category.
Health insurance certificatePolicy certificate confirming coverage meets BOI minimums. Must be valid at time of application.
Criminal background checkIssued by the relevant authority in your country of residence. Must be notarised and apostilled where required.
Medical certificateConfirming no communicable diseases listed by the Thai Ministry of Public Health. Issued by a licensed doctor.
Investment evidence (categories 1 and 2B)Property title deed, bond certificates, share certificates, or bank deposit confirmation as applicable.
Employment letter (categories 3 and 4)Letter from employer confirming employment status, salary, and duration. On company letterhead, signed by an authorised officer.
Company registration documents (category 3)Certificate of incorporation showing the company has been registered for at least 3 years.
